there's ban lot of big numbers mentioned for tourism in the sense of people coming to see the event. and yet can i find that study somewhere? i'm sorry, i am not -- i haven't been totally engaged, but you were mentioning there was an economic study. if i read the e.i.r., am i going to find where these numbers came from? in terms of the projected numbers? my question really has to do with if the america's cup in the past took place in spain out in the ocean where nobody saw anything, takes place in auckland out in the ocean where nobody sees anything. then all of a sudden it comes to the bay area and there are billions of people coming here, when, in fact, nobody has had that experience in the first place. and so where do the numbers come from? i am wondering that says thereby hundreds of thousands people here on race day. >> so there was a beacon economics study put out late last year and that is on our website. and it made some assumptions, fairly conservative assumptions, but i think all the points you raise are in there in the sense that this is a new configuration for the america

and thrls is a really big demand for larger, new homes in san francisco. i've talked to a lot of realtors and of course it's not going to be cheap but there are people who afford to pay for this and they would rather live in san francisco than somewhere on the peninsula or outside san francisco and marin but there isn't a big stock of these homes and buying an older home is a lot more expensive proposition because you buy the older home and have to pay a lot for that and put a lot of money into upgrading a 1925 openly which oftentimes has not been, you know, brought up to date so they're looking for this type of product. and i would agree with staff we need some design changes. this is really knowy valley and know it's on the border with diamond heights but clearly is with nowie valley and it was changed a few years ago and gold mine comes down in a culdesac from diamond heights. but should reflect the style in nowie valley and looked at the stuff that's been built more recently and the ones built in the 1990's wasn't too bad but the single family home bui

i think those are all a big improvement. the other thing and this is certainly not discussion for today, but there are the parking lots which will remain as they are. this is not something for the future to look at. i think we could some day hopefully have some better usage. you'll have better parking but in an elevated structure that might make available those other areas for development. it is something to keep in mind as we move forward or expansion of target or other retailers of that type into those areas. there is a lot of opportunity there. it would look better from the street and from the air when you look at that. from the people who came from ewing court, most of you know it was long before at&t, at candlestick, or seale stadium. that was a cul-de-sac. it is an interesting history. thank you. i think this will be a great proposal and we will work with staff and i am in favor of it. >> i wanted to clarify what the commissioner said about design issues. to give some clear direction. you are supportive of changes at t
